How to Choose an Airbnb Management Company in Truckee and North Lake Tahoe

Search for an Airbnb management company in Truckee, Tahoe City, or Kings Beach and you get a list of names. The differences between them show up when you ask a handful of questions. These are the ones we would ask, with our own answers.

Who owns the listing?

Many management companies create your listing under their own account. The reviews and Superhost status then belong to them, and if you part ways you start again with a new listing and no reviews.

We co-host on your listing. It stays yours, with its reviews, whoever manages it.

What is the fee taken from?

Two companies quoting the same percentage can cost very different amounts. Ask whether the fee is taken from everything the guest pays, including cleaning and other fees that only pass through, or from what you keep.

Our percentage is a share of what you keep. The guest fees for cleaning, damage protection, and inspection pay for those services, and our percentage never touches them.

Who gets paid, and when?

When a company owns the listing, Airbnb pays the company, and the company pays you later. With co-hosting, Airbnb pays you directly after checkout.

What will you be able to see?

Ask whether you will see guest messages, reservations, and earnings yourself, or only a statement at the end of the month. You have access to messages and reservations on your own listing, and we keep an earnings spreadsheet for your home that we update every week.

Can you still use your home?

Ask whether there are limits on the dates you can keep for yourself. We put no restrictions on when you use your home.

Who checks the house between guests?

Cleaners clean, but someone still has to look at the home before the next guest arrives. We audit homes before and after stays, and the reports, with photos, are in your owner portal.

How are guests screened?

We look at each guest’s booking history and reviews, and ask questions before accepting a request.

How are prices set?

Demand in Tahoe rises and falls with the ski season, summer weekends, and holidays. We set nightly prices with PriceLabs so they follow demand instead of staying flat.

Who handles the permit?

Most Truckee homes need a Town of Truckee short-term rental permit. Homes outside the town limits, like those at Northstar, and homes around the lake in Placer County need a Placer County permit. We help you meet the rules, from the signs required in the home to the details on your listings, with local contact service through our partners at ManageHome.

Are they local?

Ask where the team is and which homes near yours they already look after. We co-host homes in Truckee, Tahoe City, Tahoe Vista, Kings Beach, Olympic Valley, Alpine Meadows, Homewood, and Tahoma, and each town’s page lists the homes we care for there.

The questions in one list

  • Whose account is the listing on, and what happens to it if we part ways?

  • Is the fee taken from the guest’s total or from what I keep?

  • Does Airbnb pay me directly?

  • Can I see messages, reservations, and earnings myself?

  • Are there limits on when I can use my home?

  • Who checks the home between stays, and do I see a report?

  • How are guests screened and prices set?

  • Who handles my short-term rental permit?
