About the Home
DOG-FRIENDLY: We would love to welcome one pup with you! A pet fee is collected at the time of booking.
LOCATION: This cottage is tucked away on a quiet street, and is only minutes away from town, the beach, and hiking trails! In the winter, it is just a short drive to Northstar, Palisades, and Diamond Peak for world class skiing. The walk to the beach is approximatley .8 miles and takes an average of 20 minutes with a slight incline on the walk home.
INDOOR LIVING: Enjoy our newly renovated kitchen and cozy living room during your stay, to cook amazing meals without missing a second of your time with your family and friends! In the winter months, you can enjoy a cozy movie night with the fireplace burning.
OFFICE SPACE: Working vacation? No worries! We have a private office off of the kitchen with a desk, bookcase, and couch. And if you’re looking for an energy boost - don’t miss our Nespresso maker and French press in the kitchen!
OUTDOORS: We have a fully fenced back yard equipped with a barbecue, outdoor seating areas, and a custom built cedar hot tub. Take a long relaxing dip in the tub after a long day exploring King’s Beach!
EV CHARGER: We have a Tesla EV charging station on the left side of the house, for easy and convenient vehicle charging during your stay.
HOME LAYOUT:
First Level - You will find our fully equipped kitchen, dining area, living room, office space, first full bathroom, and the laundry area leading out to the backyard.
Second Level - You will find a cozy king sized bedroom to the right overlooking the backyard, and a queen sized bedroom to the left a second work desk. In the upstairs king bedroom we also have a queen sized air mattress available in the closet. Also on this level is the second full bathroom. All upstairs rooms have ceiling fans for those warm summer days, and space heaters for cold winter nights.
PARKING: Parking is limited to 2 cars in the driveway. Our driveway is gravel and on a slope. Please be prepared to park on an incline, and in the winter months, we recommend 4WD or snow tires.

House Notes & Rules
HOT TUB. Our hot tub is cleaned weekly (Thursdays) and in between each guest stay. The water is frequently cleaned and changed but may have a natural green color due to the cedar wood of the tub. This color is harmless and does not affect the water quality.
NO CENTRAL HEATING. We do not have central heating, but the electric fireplace warms the home nicely. We also provide portable space heaters for each bedroom for the colder months. We’ve found that this keeps the home nice and toasty in the winter!
NO SMOKING. Absolutely no smoking in the home or in the outside space. Smoking in or on the property is subject to a $300 fee. No smoking on the premises.
PET RULES. Maximum 1 dog (30 pounds or less and don't shed) is allowed with advance notice of reservation. Pet fee must be paid prior to arrival.
Please make sure all pet excretion is picked up in the backyard and around the property.
Please bring a crate with you and crate you dog(s) if they will be left at home for any reason.
Please be courteous of neighborhood pets, as most Tahoe dogs will be off leash.
This is coyote country and they are really good at luring pups into their pack - so keep a close eye on your fur baby!
Dogs are NOT permitted on the furniture in any way (Not with your own blankets from home or even if they are hypoallergenic).

WINTER WEATHER WARNING (November-April). Outdoor furniture (including the BBQ) may not be available. During the winter months a 4WD or show chains are recommended to access this home. There may be snowy, icy and other conditions that make driving, parking, navigating the driveway and other transportation difficult at times. Guest is entirely responsible for their choices related to vehicle usage, and Guest and Co-Host strongly recommend adequate consideration thereof.

We ask that the person booking the home is the primary guest staying in the home and is at least 25 years of age.
PLACER COUNTY RULES
Placer County requires we inform you of the rules and regulations relevant to the home's Short Term Rental Permit. We thank you in advance for abiding by the rules below (which are also included in the listing's photos and posted in the home).
MAXIMUM OCCUPANCY: There shall be no gatherings, events, wedding or other group functions on the Premises with more people than the number of persons stated on the listing.
PARKING: Parking on the street is prohibited at all times. All cars, boats and trailers must be parked in the home's designated parking spots.
QUIET HOURS: Quiet hours are 9pm-8am, seven days a week. Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.
LIGHTS OUT: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such outdoor use is not an unreasonable nuisance to neighbors.
RED FLAG WARNINGS: Due to extreme fire danger, bonfires, charcoal BBQs and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winders, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility (the guest) to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.
Cancellation Policy
Cancellations made within 48 hours of booking are subject to a full refund*, as long as the booking is made greater than 14 days in advance.
Cancellations made with 30 days or more notice are subject to a full refund*.
Cancellations made with 15-29 days notice are subject to a 35% refund of the nightly rate, and full refund of cleaning fee and insurance fee (if applicable)*.
Cancellations made with fewer than 15 days notice are subject to a full refund of cleaning fee and insurance fee (if applicable)*. No refund will be issued for the nightly rate.
We strongly suggest purchasing travel insurance from a 3rd party to safeguard against unexpected cancellations. Storms, weather and/or fire conditions are not an exception to this policy and the cancellation policy will stand.
