Welcome to Edgewater Lodge, a beautifully appointed 4200 sq. ft. multi-level home designed for comfort and relaxation. This exquisite retreat features four spacious bedrooms and four bathrooms, providing ample space for family and friends to unwind. With two inviting living rooms, you'll have plenty of room for lounging and entertaining, creating the perfect atmosphere for cozy nights in.


Step out onto one of the two expansive decks, or take a short walk down to the lake, where you can enjoy meals at the picnic table or relax on the outdoor sectional and loungers while taking in the breathtaking lake views. For those seeking adventure, kayaks are available, allowing you to explore the beauty of Lake Tahoe at your leisure. After a day on the water, unwind in the large hot tub, soaking in the stunning surroundings and peaceful ambiance.


Edgewater Lodge is ideal for summer barbecues, thanks to its outdoor grill, and the formal dining room accommodates up to twelve for memorable gatherings. The chef’s kitchen is a culinary delight, featuring a gas range and a Sub-Zero refrigerator, as well as waffle makers, rice cookers, griddles, and more, making it ideal for preparing delicious meals. The primary suite adds a touch of luxury with its stand-alone soaking tub, providing a serene escape after a long day. With its stunning lake views and an abundance of amenities, Edgewater Lodge is the ultimate sanctuary for creating unforgettable memories with loved ones.   • Gourmet Kitchen: The fully equipped kitchen is a chef's dream, complete with high-end appliances, ample counter space, and a breakfast bar, making it perfect for preparing and enjoying delicious meals.

  • Complimentary Coffee: We have a coffee bar in the kitchen equipped with a Nespresso machine, a drip coffee maker, and complimentary pods and tea!

  • Comfortable Bedrooms: Retreat to any of the large, well-appointed bedrooms with window seats, each designed for comfort and tranquility. Enjoy the convenience of en-suite bathrooms and take in the stunning lake views from the comfort of your bed.

  • Outdoor Space: Step outside to your two private decks, where you can sip your morning coffee or unwind with a glass of wine while soaking in the stunning sunsets from the outdoor sectional down by the lake or around the gas firepit. Our guests have access to a propane grill overlooking the lake from May to October.

  • Pet Friendly: We welcome one dog with a $100 pet fee. While the yard is not fenced, we do have gates on the decks. (*Please make sure you read through all pet rules located in the home’s house rules and house manual)

  • Work Space Amenities: 3 of the four bedrooms have desks with chairs, and there is a monitor in one of the downstairs bedrooms.

Rules & Policies

House Notes & Rules

HOME TRUTHS. If you have any concerns, we recommend you contact us before booking.

  • This property has indoor and outdoor spaces, such as decks and stairways, which may not be suitable for children.

  • Our home has multiple staircases

  • We are happy to host up to 12 guests (no more than 8 adults).

  • Firewood is not provided.

  • Neighborhood roads are well-maintained in winter weather. The entryway is shoveled after 6”, but you may arrive to snow (don’t worry - we provide shovels and ice melt to assist. It’s all part of the Tahoe experience!)

  • Like most homes in Tahoe, ours does not have A/C. We do offer portable fans, ceiling fans, and our windows have screens to bring in the cool mountain air at night.


PARKING. There is space for three cars in the driveway. Two cars can be parked all the way in, with a third parked horizontally behind them. It is important that cars do not extend into the street, especially during the winter months, as this may result in tickets. In non-winter months, there is an additional parking spot next to the driveway, but it is not maintained when there is snow. If you would like to park in this additional spot, there are shovels provided for you to clear the area out. If you park in the off-driveway spot, please make sure to park all the way off the street.


NO PIER / DOCK ACCESS. We do not have a pier or a buoy available for guests. Guests are not permitted to use or be on the neighbor's docks.


USE OF KAYAKS AND LIFE JACKETS. Guests have access to kayaks for their use. There are supplied life jackets and it is highly recommended life jackets are worn when using the water toys. If the supplied life jackets are not the right size, guests are responsible for procuring one to use that fits prior to using the water toys. See Rental Agreement for more information.


NO SMOKING. Absolutely no smoking in the home or in the outside space. Smoking in or on the property is subject to a $300 fee. No smoking on the premises.


PET RULES. Maximum 1 dog (30 pounds or less and don't shed) is allowed with advance notice of reservation. Pet fee must be paid prior to arrival.

  • Please make sure all pet excretion is picked up in the backyard and around the property.

  • Please bring a crate with you and crate you dog(s) if they will be left at home for any reason.

  • Please be courteous of neighborhood pets, as most Tahoe dogs will be off leash.

  • This is coyote country and they are really good at luring pups into their pack - so keep a close eye on your fur baby!

  • Dogs are NOT permitted on the furniture in any way (Not with your own blankets from home or even if they are hypoallergenic).

  • *Additional cleaning fee may be applied if there is excessive pet mess.


WINTER WEATHER WARNING (November-April). Outdoor furniture (including the BBQ) may not be available. During the winter months a 4WD or show chains are recommended to access this home. There may be snowy, icy and other conditions that make driving, parking, navigating the driveway and other transportation difficult at times. Guest is entirely responsible for their choices related to vehicle usage, and Guest and Co-Host strongly recommend adequate consideration thereof.

We ask that the person booking the home is the primary guest staying in the home and is at least 25 years of age.


PLACER COUNTY RULES

Placer County requires we inform you of the rules and regulations relevant to the home's Short Term Rental Permit. We thank you in advance for abiding by the rules below (which are also included in the listing's photos and posted in the home). 


MAXIMUM OCCUPANCY: There shall be no gatherings, events, wedding or other group functions on the Premises with more people than the number of persons stated on the listing. 


PARKING: Parking on the street is prohibited at all times. All cars, boats and trailers must be parked in the home's designated parking spots. 


QUIET HOURS: Quiet hours are 9pm-8am, seven days a week. Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from home shall be audible from the parcel line during this time. Noise s​hall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.


LIGHTS OUT: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such outdoor use is not an unreasonable nuisance to neighbors.


RED FLAG WARNINGS: Due to extreme fire danger, bonfires, charcoal BBQs and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winders, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility (the guest) to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.

Cancellation Policy

Cancellations made within 48 hours of booking are subject to a full refund*, as long as the booking is made greater than 14 days in advance.


Cancellations made with 30 days or more notice are subject to a full refund*.


Cancellations made with 15-29 days notice are subject to a 35% refund of the nightly rate, and full refund of cleaning fee and insurance fee (if applicable)*.


Cancellations made with fewer than 15 days notice are subject to a full refund of cleaning fee and insurance fee (if applicable)*. No refund will be issued for the nightly rate.


We strongly suggest purchasing travel insurance from a 3rd party to safeguard against unexpected cancellations. Storms, weather and/or fire conditions are not an exception to this policy and the cancellation policy will stand.
