NO SMOKING. Absolutely no smoking in the home or in the outside space. Smoking in or on the property is subject to a $300 fee. No smoking on the premises.

PET RULES. Pets are not permitted. Due to an allergy in the family, we cannot permit service animals or cats.

WINTER WEATHER WARNING (November-April). Outdoor furniture (including the BBQ) may not be available. During the winter months a 4WD or show chains are recommended to access this home. There may be snowy, icy and other conditions that make driving, parking, navigating the driveway and other transportation difficult at times. Guest is entirely responsible for their choices related to vehicle usage, and Guest and Co-Host strongly recommend adequate consideration thereof.

SKI LEASE DETAILS (January - April 2026)

• Guest shall maintain a full-time residence elsewhere in the United States during their stay.

• Primary booker is required to submit a copy of their I.D. and a signed rental agreement within 4 days of booking.

• Rental insurance proof to be provided no later than 2 weeks before arrival by ski lease guest.

• Owners will provide a starting amount of supplies (kitchen products, shampoo, etc.) and anything else you may need during your stay will be on your own.

• Cleaning fee included in your reservation total is a deep cleaning at the end of the lease.

• Cleaning required every 31/days as well as deep cleaning and carpet cleaning post - stay (cleaning fees built into rental price).  Co-Host will coordinate with Guest to schedule cleanings.

• - All utilities and coverage of snow plowing (driveway) are included in the rental rate.

• 1 snow shoveling every 31/days covered (additional snow shoveling services can be coordinated through Tahoe Cohost Collective at the expense of the guest).

• Rental rate includes a built-in $1500 refundable damage deposit. Owner to refund guest (less any damages) within 7 business days of check out.

STR Permit # 21472 | Maximum Overnight Occupancy (Adults 13+): 6 | 4 Parking Spaces | Truckee’s STR Rules Listed in House Rules/Rental Agreement | Anytime a pet/service animal is outside of the home and is not in a fully fenced backyard, the pet/service animal must be kept on a leash and accompanied by the owner.

We ask that the person booking the home is the primary guest staying in the home and is at least 25 years of age.

TRUCKEE COUNTY RULES

MAXIMUM OCCUPANCY: There shall be no gatherings, events, wedding or other group functions on the Premises with more people than the number of persons stated on the confirmed booking. Property’s occupancy limits must be followed at all times and are references on the booking platform. 

PARKING: Parking on the street is prohibited at all times. All cars, boats and trailers must be parked in the home's designated parking spots. 

QUIET HOURS: Quiet hours are 9pm-8am, seven days a week. Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors. 

LIGHTS OUT: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such outdoor use is not an unreasonable nuisance to neighbors.

RED FLAG WARNINGS: Due to extreme fire danger, bonfires, charcoal BBQs and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winders, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility (the guest) to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio. 

TRASH: All trash must be kept in the Bear Box and secured with the bear box latch.

GRILL: The grill needs to be kept 10 feet from the house.

Cancellations made within 48 hours of booking are subject to a full refund*, as long as the booking is made greater than 14 days in advance.

Cancellations made with 30 days or more notice are subject to a full refund*.

Cancellations made with 15-29 days notice are subject to a 35% refund of the nightly rate, and full refund of cleaning fee and insurance fee (if applicable)*.

Cancellations made with fewer than 15 days notice are subject to a full refund of cleaning fee and insurance fee (if applicable)*. No refund will be issued for the nightly rate.

We strongly suggest purchasing travel insurance from a 3rd party to safeguard against unexpected cancellations. Storms, weather and/or fire conditions are not an exception to this policy and the cancellation policy will stand.
